When most people think of a comparative market analysis (CMA), they think of selling. After all, knowing your home’s current value is essential for setting the right price when listing it on the market.

But here’s the thing: a CMA is just as useful even when you’re not selling your home. In fact, there are several key moments when having a clear picture of your home’s value can save you money, protect your assets, and help you make smarter decisions.

Here are some common times when a CMA can be valuable, long before you put a “For Sale” sign in your yard:

  • Disputing a property tax assessment – Ensure your home isn’t overvalued by local tax authorities.

  • Financial planning – Understand your net worth more accurately with your home’s current value included.

What Exactly Is a CMA?

comparative market analysis looks at recently sold homes (“comps”) that are similar to yours in size, condition, location, and features.

When I prepare a CMA, I review:

  • Sales prices of at least three nearby comparable homes
  • Differences in lot size, square footage, age, condition, and features (garage, basement, patio, pool, etc.)
  • Current market conditions in your area

The result is a detailed report showing how your home compares to others and what it’s worth in today’s market. And unlike an appraisal, a CMA is a free service I provide for my clients.
