In this final week, it’s all about preventing costly mistakes before they happen. Regular maintenance may not feel urgent, but skipping it can lead to expensive surprises.


Why Preventative Maintenance Matters

Being a homeowner is exciting — entertaining friends, binge-watching on your big-screen TV, and enjoying your beautiful home.

But here’s the scenario you want to avoid:

“I should’ve caulked those windows last summer. Now I’ve got a $2,000 repair bill for mold and water damage!”

Ouch! That’s why preventative maintenance should always be on your calendar. It’s an investment of time and money now to save thousands later.


How Much Should You Budget?

Maintenance can feel costly upfront, but think of it like insurance. Spend a little now to avoid a financial headache later.

  • Set aside about 1% of your home’s purchase price each year for maintenance.
  • Some years, you may only spend a few hundred dollars. Other years, you could face major projects like a new roof or tree removal.
  • Older homes may need more attention, so treat this as a guideline, not a hard rule.

Maintenance “Musts”

Some tasks need a pro, some are DIY-friendly, and some are routine while others only pop up every few years. Here’s a comprehensive list to keep your home safe, efficient, and valuable:

Furnace & Air Conditioning

  • Service your HVAC system every spring and fall. Consider a service contract for priority care.
